Bel Etage.

Modern Palace in Žnjan, Split

Life (as) in a Five-Star Hotel

Having sprung up in the most beautiful part of the world, right in the middle of Žnjan in Split, Bel Étage changed everything. The proud eight-story building, perfectly integrated into the beautiful surroundings, is actually a condominium with 42 apartments, or rather 42 luxuriously decorated and equipped urban palaces with the most beautiful views imaginable, state-of-the-art technology, and unique common facilities that provide residents with the privilege of a carefree life in complete comfort throughout the 365 days of the year, with all the practical services and amenities they will ever need. Bel Étage has set completely new standards of living in Croatia, so it is no surprise that all apartments have found their happy new owners even in the construction phase.

Luxury in Cooperation with Nature

Bel Étage is the result of the bold vision of Sven-Uwe Ernst and partners from the Split-based company Pulić & Partneri, who wanted to offer a truly glamorous and delightfully practical style of living in Split, environmentally sustainable and fully integrated into the God-given nature, yet at the same time technologically so superior that the residents would live not only in decadent luxury but also in absolute security. The famous Polish-German architect Marius Schlesiona designed the concept; the widely renowned Split architect Neno Kezić created the implementation concept; and the Split-based architectural studio Arhipolis took care of the execution and construction.

A Life Worthy of Emperors

There is a two-story garage beneath the building, a huge terrace with a garden and a swimming pool in front of it, and inside there are 42 luxuriously furnished apartments from 90 to 195 ㎡, each with an en suite and an incredible sea view. The building also offers common areas with amenities unprecedented in this area, such as a lounge bar, beauty services, a state-of-the-art gym with Technogym equipment, a Teuco massage pool, a designer Finnish sauna and massage tables, and even a supermarket. Because in an imperial city like Split, it is a real shame not to live a life worthy of emperors!

All-In-One Service

The reception staff at the building's entrance will greet all residents and their guests with a smile, but a warm welcome is not their only task. Namely, a unique concierge service takes care of literally everything, from maintaining luxurious greenery, caring for pets and organizing transport to grocery shopping, and it is always available to residents, every day, 24 hours a day. Do you live in an apartment building or in the most luxurious hotel? Does it matter when you feel this great?

Only the World's Best Manufacturers

The apartments are fully air-conditioned with a Daikin Altherma system with underfloor heating and central hot water preparation. The floors of terraces and balconies are covered with Rehau composite decking. The bathrooms are equipped with Teuco and Hansgrohe sanitary fittings, while the floors and walls are tiled by Porcelanosa Group, a renowned manufacturer of ceramics. The fingerprint access control system is a product of the reputable Mul-T-Lock Company, and the apartments are equipped with a sophisticated smart apartment system from Control4 that manages air conditioning, lighting, blinds, and even audio and video equipment.
